How classification works
- 01— The address is geocoded with the Census Bureau. If it falls outside Buncombe County ZIPs, you're told so — no data is shown for the wrong county.
- 02— The coordinate is checked against FEMA's flood hazard layer. The zone code (AE, AO, X, …) determines the flood-risk summary and insurance note.
- 03 — ZIP and jurisdiction classify city-vs-county STR rules. Parcel-level zoning determination is being wired to the county GIS (Phase 5).
- 04— Recovery checks the county's Helene damage parcels dataset for the parcel. If it has no record, that's stated as-is — the dataset reflects records reported to the county, not a guarantee. Per-address building-permit records are not published as a public queryable API, so permit activity is never invented.
Privacy & anonymous usage
Every completed address lookup is logged anonymously. We keep only the non-identifying basics: the ZIP code area, when the lookup happened, which of the three panels (flood, STR, recovery) returned a result, and the flood-zone or STR-jurisdiction category when one was returned. We never store your street address, your exact coordinates, your name, your email, or your IP address with this activity — nothing that could identify you or the property you looked up. No individual search history can be reconstructed from what we keep.
AshevilleRE Pro subscribers see anonymous, aggregate summaries of this activity — for example, how many lookups happened in a given ZIP in the last week, or how that area is trending. That aggregate view never reveals an individual address, search, or identity. The free lookup is unaffected by all of this: no account required, no tracking profile, same answers.
