TRY

What you get

Three checks. One address.

Flood zone

FEMA's official flood hazard layer — is the property in a high-risk zone (AE, AO) or moderate-to-low (X)? Insurance requirements follow from this.

STR eligibility

Zoning rules for short-term rentals differ sharply between Asheville city limits and the county — and a wrong assumption is an expensive one.

Helene recovery

Post-storm context: what flooded, what recovery programs apply, and what the county's rebuild rules mean for this property.

Built on public records

The same data the county uses.

AshevilleRE is an independent tool. We surface official public records — we don't sell listings, take referral fees, or rate properties on commission. Every answer links to its source so you can verify it yourself.

For agents, investors & insurers

Pro is coming.

Bulk lookups, CSV export, saved searches, and advanced filters — built on the same public records. Pro is a paid tier for professionals; the free lookup stays free.

Questions

Honest answers.

Is this free?

Yes. The address lookup is free and always will be — it runs on public data that costs us nothing. A paid Pro tier for professionals (bulk lookups, export) is planned for later.

Is the data current?

We pull from the current effective sources: FEMA's National Flood Hazard Layer and Buncombe County GIS. Each panel shows its source and last-updated date so you can verify.

Do you show MLS listings?

No. We only surface public records — flood zones, zoning, recovery context. We don't have or display MLS listing data, and we never will without a proper license.

What if my address is outside Buncombe County?

We'll tell you clearly. The tool only covers Buncombe County, NC — if your address geocodes elsewhere, you'll get a friendly message instead of wrong data.

How do you make money?

Two lawful mechanisms: flat-fee sponsorship placements (clearly labeled) and the future Pro tier. Nothing is tied to a lead, referral, or sale — ever.
